Appraisal of the Market Value of the Fee Simple Interest of the subject property, and of the Just Compensation in conjunction with an acquisition of a partial interest in the property by Sound Transit.  The use of the appraisal is in conjunction with Sound Transit’s plan to acquire the property for construction of the maintenance base for the LINK light rail project.

Valuation methodology includes consideration of all aspects of compensable damages and offsetting special benefits, in addition to the value of the property rights taken. Compensable damages include any diminution in the value of the remainder as a result of the acquisition. Special benefits, defined as value accruing to the remainder property by reason of acquisition where such value is special to said remainder and not enjoyed by the general public, have also been considered in our estimate of just compensation.

Conducted in preparation for the construction of a three-mile light rail segment, running in bored tunnels from Downtown Seattle to the University of Washington.
