Haggen operates a regional chain of supermarkets under both the TOP Food & Drug and Haggen Food & Pharmacy trade names. These full-service grocery stores are primarily of masonry and concrete construction, of above-average quality. The portfolio, as well as individual properties, has been valued periodically since the early 1990s.

At client's request, Insurable Value is defined as replacement cost new, excluding basement excavation, foundation/piping below ground, and architect’s fees. We also excluded depreciation, land value, site improvements and entrepreneurial profit in our estimates.

Three pay parking lots, two of which are improved with small structures, and one valet parking garage. These site were appraised as a single unit, with individual values also broken out. Indications of the Sale and Income Approaches were considered in this valuation.
