Three unimproved parcels with rolling topography, located in Unincorporated King County, northeast of Duvall.  Purpose of appraisal is to estimate the Market Value of the fee simple estate of the subject property both before and after the property is encumbered by a conservation easement.

Valuation of Fee Simple Estate for each property, as well as an estimate of the 30-year lease rate, for use in the negotiation of a lease between the Washington State DNR and Island County. In the course of this appraisal, a value estimate for merchantable timber on the properties was also obtained.

Waterfront property, improved with older, non-contributing cabins and RV pads. The site previously functioned as recreational and commercial fishing site. Appraisal conducted for consideration in grant reimbursement for the acquisition of the subject property in 2005. Land sale comparisons were selected to bracket the property's distinctive characteristics.
