Empirical Measurement

Statistical analysis, including backwards stepwise multiple regression analysis and t-tests of population means, of transactions of homes situated along the Lake City Tunnel. It was found that any negative impact of a deep sewer easement on the value of a residential property is immeasurably small. Also, an owner survey found that the tunnel cannot be heard or felt at the ground level during normal operation, and that the presence of the deep sewer tunnel easement is not perceived by buyers as important enough to be significantly prioritized in the course of a sale of a house property.

Analysis of topics which may be relevant to anticipated valuation of properties, intended to expedite the process of appraisal, appraisal review and acquisition. Primary topics addressed in the course of this study include the impacts of view, light, air, access, vibration and station design. Study was performed to support and provide a basis of analysis for future appraisal of property interests surrounding the project.

Analysis of measurement methods for value change resulting from subterranean easements, and subsequent consulting and appraisals to estimate the market value, damages and special benefits of the acquisition of easement interests of 99 subject tax parcels. The easements acquisitions are for the planned construction of a light rail tunnel under Beacon Hill.
