Analysis of topics which may be relevant to anticipated valuation of properties, intended to expedite the process of appraisal, appraisal review and acquisition. Primary topics addressed in the course of this study include the impacts of view, light, air, access, vibration and station design. Study was performed to support and provide a basis of analysis for future appraisal of property interests surrounding the project.

Traffic Proximity Study
Value Impacts of Proximity & Frontage

Empirical study performed to determine whether or not the proximity of traffic on arterial roads impacts the value of single family homes. The study is founded on observation and analysis of transactions in several different locations in the Seattle area, comparing the value of homes that are impacted by adjacency to arterials with substantial traffic volume to nearby homes that are less impacted or proximate.

Lake City Tunnel Study
Empirical Measurement

Statistical analysis, including backwards stepwise multiple regression analysis and t-tests of population means, of transactions of homes situated along the Lake City Tunnel. It was found that any negative impact of a deep sewer easement on the value of a residential property is immeasurably small. Also, an owner survey found that the tunnel cannot be heard or felt at the ground level during normal operation, and that the presence of the deep sewer tunnel easement is not perceived by buyers as important enough to be significantly prioritized in the course of a sale of a house property.
