Sample Research


We have performed a number of large-scale research studies, often in support of major valuation assignments and issues. These include:

Proximity Study - the influence of the proximity of noise and visual activity on house values. (Developed for WSDOT in conjunction with road widening and improvement appraisals)

View, Light and Air Study - the value of a view, and the change in property value as a result of changed view and obstruction. Includes a view rating scale. (Developed for WSDOT, Seattle Monorail, and Sound Transit for use in determining the influence of aerial structures on property value)

Tunnel Study - a series of studies addressing the impact of underground acquisitions for tunnel interests on the value of a larger parcel. Sub-studies include the Lake City Tunnel Study, the Beacon Hill Tunnel study, the Mount Baker Tunnel study (performed in conjunction with Keith Dang, MAI of CIC Valuations), and the Tieback Transaction Study. (Developed for Sound Transit, WSDOT, and King County for use in appraising underground interests to be acquired)

Submerged Land Study - an evaluation of the various methodologies available and appropriate for the valuation of submerged lands, including uses such as transportation bridges. (Developed for State of Washington - Joint Legislative Audit and Review Committee (JLARC))
