Appraisal services for King County as part of the larger team project overseen by HDR Engineers. The project involved the acquisition of land for a new wastewater treatment plant, permanent underground easements for an underground conveyance pipeline, and an outfall in Puget Sound. As part of this process, the Lake City Tunnel Study was conducted, which studied the long term effect of a deep line sewer easement on property values.

Appraisal of property on a "Before and After" basis, prior to proposed taking of an underground easement through partially usable Native Growth Protection Area, as well as temporary construction easement and partial acquisition. Appraisal employs the Sale Comparison Approach, including an analysis of properties similar to the subject, located in the Bothell area.

Three unimproved parcels with rolling topography, located in Unincorporated King County, northeast of Duvall.  Purpose of appraisal is to estimate the Market Value of the fee simple estate of the subject property both before and after the property is encumbered by a conservation easement.
